GreenOak pursues independent, focused investment strategies in the United States, Europe and Asia. Our dedicated regional teams have deep local knowledge and experience in each target market, allowing us to operate nimbly outside of the competitive market. In each region, we pursue strategies where we have conviction that we can increase value and produce strong unlevered returns for our investors.

The GreenOak US team has been working together since the launch of GreenOak’s initial US investment fund in January 2011. In the United States, our team seeks to identify market dislocation and inefficiencies in major, coastal gateway cities where we can acquire underperforming assets in dynamic submarkets. We primarily target middle-market assets that can be acquired at discounts to replacement cost and will benefit from strategic repositioning and intensive asset management. The GreenOak US team draws on its broad network of industry relationships, together with its reputation for speed of execution, to source investments off-market. Our team takes a hands-on approach to asset management and is extensively involved in the execution of comprehensive business plans for its investments.

Prior to the formation of GreenOak, members of our dedicated US team sponsored over $15.5 billion of real estate investments across the United States, with a total of $3.5 billion of equity invested. The team successfully executed a wide array of transactions, ranging in size from $10 million to more than $1.0 billion across a diverse range of real estate property types. Since GreenOak’s formation, the US team has led transactions for over $5 billion of real estate assets, consisting of office, multifamily, retail and hotel properties in the gateway cities of New York, Los Angeles, Boston, San Francisco, Washington, D.C. and Miami.

In Asia, GreenOak primarily targets investment opportunities in Tokyo and other major urban markets in Japan. GreenOak’s founding partners have been investing in Japan since 1997. We utilize our familiarity with the local markets to source and evaluate attractive investment opportunities, focusing on balance sheet restructurings and other distress-related factors that motivate sellers. Our Asia investment team has extensive execution experience across all real estate asset classes, allowing us to pursue complex situations and tailor capital structures to meet evolving market opportunities. Its members are bilingual and multicultural, which enables us to navigate the nuances of local markets and operate strategically.

The GreenOak Asia team acquired $1.3Bn of assets on behalf of our first regional fund, sourcing 94% of acquisitions off-market through our proprietary network. We launched a successor fund in 2015 as a continuation of our regional investment thesis in an effort to further capitalize on strategic value creation opportunities.

The members of GreenOak’s European team have wide-ranging experience, investing across all real estate asset classes and spanning all major European markets. Drawing on that broad experience, we seek to develop highly focused investment strategies targeting distress opportunities and deep value acquisitions in markets with solid underlying fundamentals. To date, GreenOak has pursued discrete strategies in the United Kingdom, Spain and Italy. Our European platform is vertically integrated, with significant in-house property and asset management capabilities, as well as sector-specific expertise. In Europe, GreenOak’s team members are multilingual and multinational, creating a dynamic unit that can pursue the best opportunities throughout the region.

The majority of assets acquired by GreenOak’s European team since the firm’s inception are concentrated in London, Madrid, Barcelona and Milan, with the remaining assets located in other established cities throughout Spain and the UK. These transactions were primarily acquired through off market or limited marketing processes and sourced from a wide variety of sellers through our extensive network of relationships. Our investment team leads every initiative throughout the value creation process for each acquisition, from due diligence to disposition.

Since 2015, GreenOak has acquired more than 641,000 sqm of logistics and has also developed or is currently developing approximately 162,000 sqm, inclusive of extensions. Additionally, GreenOak entities own or have under contract land to build a further 244,000 sqm in Spain (Madrid) and Italy (Milan and Verona).
